Reno for direct resale

We were asked to go and look at a property that had been acquired with regards to doing a major reno for direct resale as the house was showing its age.Reno direct resale
In situations like this your main objective is to create a first impression “moment”. What I mean by that is when the property goes up for sale your potential buyers walk through the front door and as they are going into different areas of the house the one thing they keep repeating to themselves is ‘yes I could live here’.

If you can achieve that you have already done probably 70% of the selling needed for a quick successful outcome.
This was the foundation for our plan on this particular project.

Yes! I could live here!

The house was an old Queenslander with very good foundations and was in a very good area. It had three large bedrooms, one bathroom, large kitchen, separate dining room & large lounge. There was a very small back landing that the rear stairs came off and the driveway was two concrete strips with grass down the middle. There was no undercover parking.
As the house was built around the 1950’s all the interior walls were fibro and had vinyl flooring over the beautiful hardwood timber floors.
The project started with the relining of all the walls with VJ paneling. As the master bedroom was enormous we built dividing walls to create an ensuite with shower, vanity and toilet, which then made this a two bathroom residence. We also created a walk in robe. The existing bathroom got the full makeover with new bath/ shower combo and vanity. The original built in robes were converted to mirror sliding doors.
The kitchen was replaced with 2pac kitchen with stone benchtops, new stainless steel appliances and cooktop.
The vinyl was removed from the floors and the timber boards sanded and polished.
We removed the back landing and stairs and replaced it with a large deck along the back of the house accessed via the new french doors in the dining room.
The old driveway was replaced with a full concrete driveway and a double carport installed.
The house was freshly painted both inside and out and as a final touch the front and back gardens were returfed.
The client put the property back on the market and had a very successful result making a record for the highest price in the area for a house of that type..
